OCTOBER 2013 PINE CANYON MARKET SNAPSHOT

It’s almost the end of October and I am just now getting time to the October 2013 Pine Canyon Market Snapshot. As with most of the local Flagstaff market, October was a slow month for Flagstaff real estate. Taking a quick look at the numbers revealed the following Pine Canyon Statistics:
The Number of Sold Listings for October 2013 was down 75% to 1 versus 3 in October 2012.
The Dollar Volume of Sold Listings was also down 78.2% versus 2012.
The Median Sale Price was down to $804,900 versus $900,000 for 2012.

Year To Date Numbers Reflect the Following:

The Number of Sold Listing is up 28.6% versus 2012.
The Dollar Volume of Sold Listings is up 32.6%.
The Median Sale Price is up 7.7% from $680,000 in 2012 to $732,500 for 2013.

As I have stated before, look at the numbers from a longer term perspective. Month to month figures are subject to too much variation and are not accurate indicators of the overall market. Be ready for a great 2014 Flagstaff real estate market as I expect the market in all areas to be up substantially. Thanks for reading. Please keep me in mind for your real estate needs.
