SEPTEMBER 2013 FLAGSTAFF MARKET UPDATE

Hi All: I just ran the numbers for September 2013 versus September 2012 and, as has been the norm for this year, the numbers are up again. A review of the statistics reveals the following *:
The number of Sold Listings for September 2013 is up 37.1% versus 2012.
The Dollar Volume of Sold Listings is up 49.5% versus 2012.
The Median Sale Price is up 19.5% to $328,500 versus 2012.

The year to date totals reveals the following statistics:

The number of Sold Listings year to date is up 15.5% over 2012.
The Dollar Volume of Sold Listings is up 24.4% versus 2012.
The Median Sale Price is up 17% to $310,000 versus $265,000 in 2012.

In sum, the market is looking great and I expect 2014 to be even a better year for price appreciation. Flagstaff real estate is still down considerably from the market top so we should have a great deal of appreciate to look forward to. As always, thanks for reading. Your comments are welcome. AUGUST 2013 FLAGSTAFF LUXURY MARKET UPADTE

Looking at the Flagstaff Luxury real estate market 2013 versus 2012, August 2013’s volume increased by 311.7% over august 2012 while the Median Sales Price increased only 3.4% to 1,447,500. The big story this year seems to be a dramatic increase in the volume of sales of 2012. The years to date figures show a total of 15 sales for 2013 versus only 9 for 2012. This represents a 35.7% increase in 2013 volume. On a sad note, the Median Sales Price is down by 10% versus to $1,260,000 versus $1,400,000 for 2012. I am not sure why prices are down thus far but my gut tells me that prices will increase by a fair amount next year. Time will tell. As always, thank for reading. AUGUST 2013 FLAGSTAFF REAL ESTATE MARKET UPDATE

Summer is drawing to an end, the kids are back in school and it’s been a hot year for the Flagstaff real estate market thus far. Looking at the numbers versus 2012, 2013 has turned in an impressive performance. If we compare August of this year versus August of last year, Flagstaff single family home sales are up 54.5% with the median home price up 23.8% to $325,000.00. The year to date total sales are up 24.9% versus year to date totals for 2012 and the median home price is up $17.5%. A vast improvement in my opinion. FLAGSTAFF LUXURY MARKET UPDATE

The health of the Flagstaff luxury market really seems to be improving versus 2012. I can’t wait until the month is over so that I can prepare the new report. Thus far 2013 is looking good. FLAGSTAFF LUXURY REAL ESTATE MARKET UPDATE JULY 2013

As my curiosity got the best of me, I wanted to run the numbers to see how the Flagstaff luxury real estate market* has performed year to date versus the same period for last year. Prior to running the numbers, my assumption was that the market would be up considerably as I, myself, have seen a great deal of activity on my high end listings versus last year. After running the number, I was surprised to find the following: Year to date, volume of sold listings is up only 2.9% but the big surprise is that the Median Sales Price is down 17.2% to $1,242,500.00. It doesn’t make much sense to me as activity has been great. It will be interesting to see how the year ends up. My gut tells me that we will still end on a high note as I am seeing lots of buyers out there for the high end.
